The Due Diligence Behind Mandala Eco Resort Lombok: How Eastern Edge Passed Our Framework

By Liam Burke  •  September 1, 2026

Part of our Due Diligence Series — the same 12-point framework, applied project by project.

The research, the patience, and the second look that led to our partnership with Eastern Edge on Mandala Eco Resort Lombok.

Every project we bring to market is measured against the same twelve-point due diligence framework we’ve published in full in our Lombok, Sumba & Sumbawa Investment Market Report 2026. This piece is the other half of that story: not the framework in the abstract, but exactly how it played out for one specific project, one specific developer, and — because we don’t think “we do rigorous due diligence” should ever just be a line in a brochure — including the patience it took to get the timing right.

Stage One: Market Analysis — Why We Were Looking at Southeast Asia at All

Mandala Eco Resort Lombok exists on our radar in the first place because Southeast Asia earned its place there first — one of the fastest-growing tourism and infrastructure corridors in the world, backed by governments actively funding the airports and roads that turn a beautiful coastline into an investable one. That’s the tide every project in this region either rides or doesn’t. Mandala rides it.

Stage Two: The Comparison Report — Why Indonesia, Specifically

Weighed against Vietnam, Cambodia, Malaysia, Thailand and the Philippines, Indonesia is one of the only markets in the region without a fixed foreign-ownership quota ceiling on the kind of asset Mandala is — structured instead through Hak Pakai right-to-use title, long-term leasehold, or a PT PMA foreign-owned company holding right-to-build title. That’s a structural reason to be here before any single project enters the picture. The full regional comparison is in why investors are choosing Indonesia for property investment.

Stage Three: The Macro Report — Why Lombok, and Why Now

Lombok International Airport handled close to 2.5 million passengers in 2025, over $350 million has already been committed to the Mandalika Special Economic Zone, TransNusa’s new direct Darwin–Lombok route is opening a source of visitors the island has never had direct access to, and the Rafa Nadal Academy — Southeast Asia’s first — is being built minutes from Mandalika, which drew over 140,000 spectators to MotoGP in 2025. That combination of infrastructure maturity and still-early pricing against Bali is the macro case for the island. The full data is in our Lombok, Sumba & Sumbawa Investment Market Report 2026.

Stage Four: Boots on the Ground — Meeting Eastern Edge

Mandala Eco Resort Lombok is developed by Eastern Edge, a Lombok-based developer built by industry veterans with over a decade of hands-on experience on the island, now working across a small portfolio of coastal projects including Mandala and two more in development, Pengantap Awanara and Torok Vistas. Their own tagline — “Where Real Estate Meets the Edge of the World” — is not just a nice line; it is genuinely how the site feels when you walk it, and their commitment to elegance, sustainability and what they call barefoot luxury shows in every design decision on the ground. We first walked Mandala’s site in 2024 — one of the 64 projects across this corridor we’ve now physically inspected as part of sourcing every listing we bring to market.

We loved what we saw. We just weren’t ready to bring it to our clients yet — here’s why, and what changed since.

Stage Five: Extra Scrutiny — Patience, Timing, and What Changed Since 2024

In 2024, when we ran Mandala’s numbers through our yield stress-test against average nightly rates for comparable resorts on the island at that point in the cycle, the margin was tighter than we like before we put a project in front of clients — nothing wrong with the site or the vision, which we rated highly from day one, simply a market that hadn’t quite caught up to what Eastern Edge was building. Eastern Edge was also, at that stage, a young developer — an ambitious one with a genuinely strong site and a clear design vision, but without the completed track record that lets us underwrite financial-completion risk with full confidence. Neither of those reflects on the quality of what they were building. It simply meant the right move was to keep watching closely rather than bring it forward before we were fully confident.

So we watched. Over the following period we saw Eastern Edge deliver on build quality — the actual finish and structural standard of what they were putting up matched, and in places exceeded, what they’d promised on paper, which is the single best predictor we have of what a developer’s next promise is worth. Pricing on Mandala stayed the same throughout. What changed was the market cycle around it: nightly rates and demand on this stretch of coastline moved to the point where Mandala’s original price tag now clears our stress test comfortably, arguably undervaluing where the project actually sits today. We revisited it for exactly that reason, re-ran the numbers, and this time they confirmed what we’d suspected all along — Eastern Edge simply got there first.

From Here: Our Published 12-Point Due Diligence Framework, Applied to Mandala

Everything above decided whether Mandala earned a closer look at all. What happens next is the same twelve-point framework we run on every project in every market — set out in full in our Lombok, Sumba & Sumbawa Investment Market Report 2026 — applied specifically to Eastern Edge and Mandala:

  • Financial backing. The one thing we were watching closely in 2024 has since resolved itself in the most concrete way possible: Eastern Edge now holds inventory and has bank backing behind it as a result, which is a meaningfully stronger financial position than a pre-sales-only developer relying on buyer deposits to fund construction — real validation from a lender that had every reason to be as rigorous as we are.
  • Management structure. Mandala runs on a management framework we’re satisfied performs — and, importantly, one Eastern Edge is set up to duplicate directly across Pengantap Awanara and Torok Vistas rather than reinventing it project by project. A repeatable operating model like this is exactly what we look for as evidence of a developer built for the long term, not just for one asset.
  • Price comparison and the ROI stress test. Covered above — this is the test the market itself needed time to catch up to, and it now clears comfortably on Mandala’s unchanged, and if anything conservative, original pricing.
  • Contracts overview. Every contract still goes through legal review independent of Eastern Edge before a client signs anything. What’s made that process notably smoother than most is Eastern Edge’s own team — genuinely approachable, flexible, and willing to accommodate non-structural changes to meet the requirements we hold every developer to as institutional-level investor consultants, rather than treating our due diligence process as an obstacle to work around.

The Final Stage: Onboarding With Allianz Indemnity Insurance

This is the stage most boutique brokerages skip entirely, and for Mandala it went further than a standard policy. Our indemnity cover isn’t an off-the-shelf product — it’s tailor-underwritten through Lloyd’s of London specifically for Nest Invest Global, with the underwriters satisfied with our due diligence framework itself as part of what they’re willing to back. In practice, that means a professional insurance market has independently reviewed the process described on this page and been comfortable putting capital behind it — a genuine external check on our own process, not just our word for it, before Mandala buyers are onboarded.

Where This Leaves Mandala Eco Resort Lombok

Eastern Edge has grown, in our own assessment, from a promising young developer we admired from our very first site visit into a partner with all the hallmarks of a scalable hospitality brand: bank-backed inventory, a duplicable management model, a growing pipeline, and a team that treats institutional-level scrutiny as a standard to meet rather than a hurdle to negotiate around. Their commitment to responsible growth — integrating local partnerships, eco-conscious design and community-driven initiatives — is the kind of thing that’s easy to put in a brochure and much harder to actually deliver on the ground, and it’s exactly what we found when we looked closely. Mandala Eco Resort Lombok is where that quality became fully clear to us, which is exactly why it’s the project carrying this story. Only four villas remain from this release.
