Nest Invest Global • The Wednesday Due Diligence Series
The Due Diligence Library
Every project we have said yes to, every market we have stepped back from, and the reasoning behind both. Published in full, because a verdict you can’t check isn’t worth much.

Every market gets one of three verdicts
We judge a market on one central question: how wide is the gap between what a property costs to buy and what it can earn per night? A wide gap with sound fundamentals is an opportunity. A gap that has closed is a reason to pause, not to give up for good. Every project then has to pass our 12-Point Due Diligence Framework, plus a standard built for the risk that defines its market. The full method is set out in Overseas Property Due Diligence: Where We Invest and Why.
Fundamentals intact and the price-to-income gap still open. We bring projects here to clients.
A good market where prices have caught up, or where something needs fixing first. Not a rejection.
Promising, but not ready. We track it and say what would change our mind.
The Wednesday Series
Project verdicts, newest first
Each report introduces a framework built for one market’s defining risk, then tests a real project against it. Same structure every week, so you can compare like with like.
The Turnkey StandardAmbassadori Island, Batumi
In Batumi the headline price is often a white-frame shell, and the operator decides the return. Finished apartments in a tower run by Ambassadori’s own hotel group, on Georgian freehold.
The Operator StandardNH Collection Pemba Island Resort, Zanzibar
No escrow exists in Zanzibar, so the operator contract and the developer’s own funding are the real protection. A signed Minor Hotels agreement and finished work on the ground.
The 30-Year StandardSamui Paradise Group, Koh Samui
Every Thai villa priced as a registered 30-year lease and nothing more. No value given to renewal promises or nominee “freehold”. Conditional on Land Office verification.
The Clean Title StandardAquamarine, Bogaztepe, North Cyprus
Title history is North Cyprus’s defining risk. We only put forward property on pre-1974 Turkish title, with no reallocation history and no outstanding claims. Bogaztepe is the first project verified to it.
12-Point FrameworkArya Properties, Sumba, Sumbawa & Lombok
Our own investment in Sumba Kodi had to pass the framework first. Why Sumba, Sumbawa and Lombok, and not off-plan Bali, sit at the more attractive point on the curve.
12-Point FrameworkMandala Eco Resort, Lombok
The research, the patience and the second look that led to our partnership with Eastern Edge on Lombok’s south coast.

Questions
About the library
What is the Nest Invest Global Due Diligence Library?
It is the complete archive of Nest Invest Global’s published due diligence: project verdicts tested against market-specific frameworks, market reports, and our current position on every market we have assessed. A new report is added every Wednesday.
How does Nest Invest Global decide which markets to recommend?
Every market is judged on the gap between what property costs to buy and what it can earn per night, alongside its legal, infrastructure and demand fundamentals. Each market is classified as Promoting, Paused or Watching, and every project must then pass a framework built for that market’s defining risk, such as title in North Cyprus, lease tenure in Thailand or the operator and funding in Zanzibar.
Do you publish negative verdicts?
Yes. We publish the markets we have stepped back from and the reasons, including Mauritius and Brazil, and the markets we are only watching, such as Kenya. In Zanzibar we reviewed 43 projects and passed only five.
Are the reports independent?
They are our own analysis, and we say so. Where Nest Invest Global is a sales partner of a developer, the report states it. We do not publish developer-supplied yield projections as our own figures; we stress-test returns on our own assumptions.
Is this financial advice?
No. The library is due diligence and market commentary for general information. Every buyer should take independent legal and financial advice before investing.
