Nest Invest Global • Bespoke Acquisition
We work to your mandate,
not our inventory.
Give us a budget and a brief. We find, inspect and verify the property that fits, including opportunities that are never publicly marketed, and negotiate the terms before you sign.
Share your brief Check a project you’ve foundHow this service began
Our clients built this service before we named it.
Clients who had already bought through us started sending me projects they’d been shown by other brokers. They had the brochure. What they wanted was someone they trusted to tell them whether it was real.
So I did what I do on every project. I went to the site, checked the title and permits, tested the developer’s record and ran the numbers at the worst case, not the brochure figure. When a project passed, I negotiated with the developer directly and had the contract amended in my client’s favour. When it didn’t, I said so.
Most brokers start with what they have to sell and hope it fits your mandate. We start with your mandate and go and find what fits it.

Two ways we work
Search to a brief, or verify a project you already have

Search to your mandate
You give us the brief. We go and find it.
Tell us what the property needs to do for you. We search our developer network and the wider market, on and off market, and come back with a short list we would put our own money into, or a clear no.
- Off-plan, new-build and completed property
- Resort and hotel acquisitions and hospitality positions
- Trophy homes and exceptional residences

Independent project validation
You’ve found something. We tell you if it’s real.
Been shown a project by a developer or another broker? Send it to us. We check it exactly as we check our own, and if it passes, we can negotiate the price and the contract on your behalf.
- Site visit, title, permits and land use checked
- Developer track record and funding tested
- Price, payment schedule and contract terms negotiated
The process
From brief to signature
The mandate
A call to set your brief in writing: budget, what the property is for, how long you will hold it, how hands-on you want to be, and what would rule a property out.
The search
We search our developer relationships and the wider market, including projects not yet publicly marketed, and shortlist only what fits the mandate.
On the ground
Every shortlisted property is visited in person. Title, permits, developer, build quality and the operator plan are checked before you see a recommendation.
The numbers and the negotiation
Returns are stress-tested on our assumptions at worst-case occupancy. Price, payment schedule and contract terms are negotiated before you sign.
Your decision
You receive a written recommendation, or a clear no with our reasons, and decide with your own independent lawyer.

The Mandate Standard
Five checks before anything reaches you
- Your brief comes firstWe source to the written mandate. We don’t bend stock to fit it.
- Independent of who introduced itA project from another broker gets exactly the same checks as one of ours.
- Seen with our own eyesDocuments and site videos are not proof. The site visit is.
- Equity priced in on day oneOff-plan must be priced below finished equivalents, with returns tested at the worst case.
- Terms agreed before you signPrice, staged payments and contract amendments negotiated, then reviewed by your own lawyer.

Why the visit matters
Two months of permits and site videos. Then I saw the site.
On this sourcing trip I spent two months in talks with a developer who sent permits, construction videos and news that phase one had nearly sold out. When I arrived, the site was a fenced plot of land with a few goats and some tobacco plants.
That is what this service protects you from. It is also why we turn down far more projects than we ever put forward.
Who it’s for
Buyers who want an advocate, not a sales pitch
Private investors and families
A home, a hard asset or a second base abroad, bought to your own brief and checked by someone working for you.
Family offices and investment groups
Single assets, portfolios and hospitality positions, handled confidentially and shared under NDA.
Buyers who have already found something
An independent second opinion before you send a deposit, and a negotiator once the project passes.
Transparency
How we’re paid
How we are paid is agreed and disclosed in writing before any work begins. Where we validate or source a project that you go on to buy, our fee is usually negotiated with the developer or seller, and we tell you so. Where a mandate needs a dedicated search or third-party reports, any fee is agreed with you upfront.
One thing never changes: if a project fails our checks, we walk away from it, and from our fee with it.
Questions buyers ask
Frequently asked questions
What is bespoke property acquisition?
It means we work to your mandate instead of selling from a list. You set the budget, purpose and deal-breakers in a written brief. We search our developer network and the wider market, including opportunities that aren’t publicly marketed, visit every shortlisted property in person, verify title, permits and the developer, stress-test the numbers at the worst case, and negotiate price and contract terms before you commit.
How is this different from using a property broker?
Most brokers start with what they have to sell and look for a buyer it suits. We start with your mandate and look for the property that suits it, and a no is a valid answer. Every project gets our own due diligence, whoever introduced it, and we tell you when one fails.
Can you check a project another broker has shown me?
Yes. That is how this service began: clients sent us projects they’d been shown elsewhere and asked for an independent view. We visit the site, check title, permits and the developer’s record, and test the numbers on our assumptions. If it passes, we can negotiate the terms and contract amendments for you. If it fails, we tell you why.
What budget is this service for?
Bespoke search mandates are designed for budgets from around $1 million, including resort and hotel assets and trophy homes. If your budget is smaller, we’ll point you to the projects that have already passed our published due diligence.
Which countries do you cover?
We know Indonesia, Zanzibar, Georgia, the Dominican Republic, Thailand and North Cyprus best, having sourced and sold projects there. When a mandate calls for it, we search beyond them, to the same standard.
Do you visit properties in person?
Yes. Every project we put forward has been visited in person. We don’t treat documents or site videos as proof that a project exists or is progressing.
Can you negotiate the price and the contract for me?
Yes. Once a project passes, we negotiate directly with the developer or seller on price, payment schedule and contract terms, and we have had contracts amended for our clients. You should still instruct your own independent lawyer, not the developer’s, to review the final contract.
How are you paid?
It’s agreed and disclosed in writing before any work begins. Where we validate or source a project you go on to buy, our fee is usually negotiated with the developer or seller. If a project fails our checks, we walk away from it, and from the fee.
Do you work with family offices and investment groups?
Yes. Family offices, private equity professionals and investment groups are handled confidentially, with documents shared under NDA where needed. See also our institutional advisory work.
What happens if nothing fits my brief?
We tell you, with our reasons. We would rather come back with nothing than with something we wouldn’t buy ourselves.
