Turnkey Apartments on Ambassadori Island, Batumi, Georgia

Finished studios, one- and two-bedroom apartments in the First Tower, the first building on Ambassadori Island: Georgia’s first artificial island, 84 hectares at the northern entrance to Batumi on the Black Sea. The First Tower

• 58 floors, 216 metres, 3.2 m ceilings and panoramic Black Sea views
• Studios, one- and two-bedroom apartments, delivered finished (turnkey), with furniture as an option
• Run as a hotel by Ambassadori Group: rooftop pool, restaurant and café, fitness centre, 24-hour reception
• Prices from about $125,000; current pricing from around $3,600 per m², higher for upper floors and the best views
• Staged payments during construction; the current schedule is sent with the investment summary
• Penthouses released by waiting list

The Island

• Almost half of the 84 hectares given to beaches, parks and a seafront boulevard, including a 9-hectare forest park
• Georgia’s first international-standard yacht club and marina
• Five-star hotels, beach clubs, a concert hall and an aqua park
• Shopping centre, high-end boutiques and an office centre
• International college, school and kindergartens, and medical facilities
• Helicopter landing pads; 3 minutes to Batumi central station, 30 minutes to the airport

Ownership, Residency and Tax

• Full freehold title for foreign buyers, registered at Georgia’s Public Registry
• Since 1 March 2026, Georgian property worth at least $150,000 at market value qualifies the owner for a temporary residence permit, renewable annually and covering a spouse and children. At current prices a one-bedroom or larger clears the threshold; when an off-plan unit can be used for an application is confirmed with a Georgian lawyer before purchase
• Rental income taxed at a flat 5%; no capital gains tax on residential property held for more than two years
• Georgia has announced a citizenship-by-investment programme, but it is not yet live and we give it no value

Our Due Diligence

Ambassadori Island passed our Turnkey Standard. We only sell turnkey contracts in Batumi, because white-frame buyers in other buildings are now being charged $850 to $1,200 per m² to finish their apartments. We do not publish developer yield projections: we underwrite at a neutral minimum of 50% occupancy, net of the operator’s fees, and share the figures in the investment summary. The main project risk is building on reclaimed land, and the island will be delivered in phases.
