Ambassadori Island

Ambassadori Island is the anchor project in our current Batumi portfolio, and the one we get the most questions about — understandably, given the scale of what’s being built. This piece lays out the market context, the physical scope of the development, the infrastructure behind it, and the due diligence process we ran before agreeing to bring it to our buyers. For the full data-backed version of this assessment, see our 2026 Ambassadori Island Investment Report.

A market that’s still early, not late

Batumi’s property market isn’t a rumour. In 2025, transaction volume on Georgia’s Black Sea coast passed $1 billion for the first time — a 34% year-on-year increase, per Colliers Georgia — with average primary-market prices reaching roughly $1,865 per m² (+9.4% YoY). Foreign nationals accounted for an estimated 47% of transactions by April 2026. Batumi was named World’s Leading All-Season Destination in 2024, and the wider Adjara region has posted average annual economic growth above 11% over the past decade as international hotel brands and infrastructure investment have moved in.

Georgia’s ownership framework is a genuine advantage here: full freehold ownership is available to foreign buyers with no restrictions, and purchases of $100,000 or more qualify buyers to apply for Georgian residency through the Revenue Service. Combined with a liberal visa regime and an increasingly transparent regulatory environment, it’s one of the more straightforward jurisdictions we work in from a legal standpoint.

Georgia’s first artificial island

Ambassadori Island is exactly what the name says: an 84-hectare artificial archipelago — two peninsulas and one island — built at the northern entrance to Batumi on the Black Sea. It is the only development of its kind on this coastline, and the masterplan runs to 2.36 million m² across more than 10 towers and private villa plots, with over 7,000 residences planned in total. The project is backed by a $3 billion commitment from Ambassadori Group and has been awarded national priority status by the Georgian government — a designation that isn’t handed out without a demonstrated ability to deliver at this scale.

The masterplan itself was designed by ARUP — the engineering firm behind projects like Sydney Opera House’s structural design and Crossrail — in collaboration with SHoP Architects and Colliers. The brief was a genuine smart city: sustainable urban planning, energy-efficient buildings, and green space woven through the residential footprint, rather than bolted on afterwards.

The first residential release, First Tower, is a 58-floor landmark with 1,350 apartments — studios from 37.2 m², priced from $110,447, through to two-bedroom units, all with 3.2-metre ceilings and panoramic Black Sea views. It’s the building most of our early conversations with buyers have centred on, and the one we walk through in detail on our live sessions.

Infrastructure most developments simply can’t match

What separates Ambassadori Island from a typical resort-town development is that it’s designed to function as a self-contained city, not just a residential complex. The amenity list is long enough that it’s worth setting out plainly:

  • A marina and yacht club, with its own yacht and boat management school on-site
  • A casino and a concert hall designed for acoustic performance
  • An international university/college campus, alongside schools and healthcare facilities including a dedicated medical hub
  • A shopping mall and retail galleries, plus business and banking services built into the same car-free footprint
  • A 9-hectare central park with 3.2km of walking paths, art installations and sports zones — nearly half the island’s total area is dedicated to green and recreational space
  • Car-free living supported by electric mobility, water taxis and vaporetto transport between zones
  • Three helipads and a multi-level parking structure for residents who do arrive by road
  • Five-star (and above) hospitality throughout, rooftop pools on every tower, and luxury car showrooms at street level

The developer, Ambassadori Group, isn’t a newcomer chasing a trend. It’s one of Georgia’s most established luxury hospitality and development companies, with a portfolio spanning hotels, casinos and resorts built up over more than two decades. Ambassadori Island is their largest and most ambitious project to date — not their first attempt at delivering one.

Georgian culture isn’t being diluted — and that matters

Rapid foreign investment has hollowed out the local character of plenty of coastal markets elsewhere — it’s a fair concern, and one we raise ourselves when a market doesn’t pass that test. Batumi is a genuinely different case, and the reason isn’t marketing — it’s history. Georgia has weathered the Mongol invasion, Russian annexation, and Soviet rule without losing its language, its distinct Orthodox Christian identity, or its cultural traditions. This isn’t a country that dilutes easily.

That resilience is playing out in Batumi’s current growth too. Old Batumi retains its Georgian character even as the New Boulevard district fills with high-rise towers popular with international buyers and digital nomads. Regional authorities in Adjara have been explicit that managing this balance — welcoming investment while protecting local identity and affordability for residents — is an active policy priority, not an afterthought. That’s a healthier dynamic than the alternative, and it’s part of why we’re comfortable recommending this market rather than just this one project.

The due diligence behind this listing

We don’t put our name on a project because the renders look good. Before Ambassadori Island passed our threshold, we reviewed the developer’s track record, the legal title and permissions, the financial and escrow structure, and the realistic yield case — the same process we now publish in full in The Turnkey Standard: A Batumi Due Diligence Report. Current prices and availability are on the Ambassadori Island project page.

One point genuinely worth flagging: as far as we’re aware, Nest Invest Global was the only brokerage to request changes to the standard developer contract terms on this project, specifically around risk allocation and buyer protection. We also carry indemnity insurance that goes beyond what’s typical for brokers operating in this market. Neither of these is standard practice among the agencies selling this development — we asked, because our due diligence process requires it, not because the developer offered it unprompted.

The full model — unit-by-unit pricing, delivery schedule, and our complete due diligence write-up — is available on our Ambassadori Island property listing. Current prices and availability are on the Ambassadori Island project page.
